Our Building Group is looking to add a <b>Commercial Manager </b>to the team, based in Ottawa. <br>
<br>
The Commercial Manager will be responsible for:<br>
<br>
<b>Tendering on unsecured work (Jointly with Estimator)</b> <ul><li>Receive Q&A, distribute and issue addenda/amendments<br></li><li>Complete bid-levelling exercises, including scope gaps/overlaps<br></li><li>Review and recommend successful bidder(s) with rationale to project team<br></li><li>Obtain Schedule A and compilation contract: short form, long form<br></li><li>Distribute executed subcontracts internally and distribute Schedule A<br></li></ul>
<b>Subcontracts</b><ul><li>Issue letters to unsuccessful bidders following Subcontract awards<br></li><li>Draft/prepare subcontracts (scope, flow-downs, exhibits)<br></li><li>Review and treat requests for contractual amendment from subcontractors in consultation with department and legal<br></li></ul>
<b>Budget/Financial Management & Accounting</b><ul><li>Lead change/claim documentation<br></li><li>Participate in the monthly progress report and update on schedule events and changes<br></li></ul>
<b>Communication (Commercial/Contractual)</b><ul><li>Produce and submit delay notices<br></li><li>Maintain the Claims log (events, changes etc.)<br></li><li>Maintain Notices/Letters log (trigger dates, responses, actions)<br></li></ul>
<b>Quality Management (Process Performance)</b><ul><li>Track and log RFIs for timeline impact<br></li><li>Control & report submittal turnaround performance - Shop Drawings, RFI's, Change Orders<br></li><li>Ensure impacts are illustrated into the master schedule and produce supporting narrative<br></li></ul>
<b>Contracts Management</b><ul><li>Issue Notices of Back charge when applicable<br></li><li>Record, compile, and regularly present back charges to subs<br></li></ul>
<b>Change Management</b><ul><li>Receive, file, and distribute Change Orders<br></li><li>Be responsible for submitting Changes Price to Owner on time<br></li><li>Follow up with subs to obtain timely pricing with Estimator<br></li><li>Establish the general account (EBC costs) in consultation<br></li><li>Evaluate subcontractor prices (scope, rates, mark-ups, schedule)<br></li><li>Prepare draft change requests for internal review<br></li><li>Submit change(s) to Owner's representative with backup<br></li><li>Monitor all changes and maintain the change log (register, status, aged items)<br></li><li>Return client comments to subs; coordinate revise-and-resubmit<br></li><li>Review and master drawings/specs to identify risk, change triggers, and compliance requirements impacting cost/time<br></li></ul>
<b>Schedule & Planning (Commercial Interface)</b><ul><li>Work closely with scheduler to ensure Change, Instructions, RFI are integrated into schedule with impact illustration<br></li><li>Monitor the flow of information and delay (RFI, CO etc.)<br></li></ul>
<br><br><h3>Requirements</h3><ul><li>Bachelor's degree in Construction Management, Civil Engineering, Business Administration, Finance, or a related field<br></li><li>A minimum of 8 years of experience in the construction industry, including at least 5 years in a senior commercial or contract management role within a general contracting environment<br></li><li>Proven experience managing the commercial and contractual aspects of large-scale construction projects<br></li><li>Strong understanding of contract models such as CCDC, PPP, DB, DBF, and DBFM<br></li><li>Demonstrated ability to review, draft, and negotiate contracts, manage risk, and oversee claims and change management processes<br></li><li>Excellent financial acumen with experience in project budgeting, forecasting, cost control, and performance reporting<br></li><li>Solid knowledge of procurement, subcontractor management, and vendor negotiations.<br></li><li>Strong leadership and communication skills, with the ability to collaborate effectively across operations, finance, and executive teams<br></li><li>Strategic thinker capable of identifying commercial opportunities and risks to support project and organizational objectives<br></li><li>Detail-oriented, analytical, and solutions-driven, with strong negotiation and decision-making skills<br></li><li>Bilingualism (English/French) is an asset<br></li><li>Willingness to travel to project sites as required<br></li></ul><br><h3>Benefits</h3><ul><li>Competitive salary <br></li><li>5 weeks of annual vacation<br></li><li>Flexible group insurance program upon entry<br></li><li>Group RRSP with employer contribution to a Deferred Profit-Sharing Plan (DPSP)<br></li><li>Corporate clothing program upon hiring<br></li><li>24-hour access to a virtual doctor (telemedicine)<br></li><li>Training and development programs<br></li><li>Employee assistance program<br></li><li>Diverse, innovative and stimulating environment<br></li><li>A company built on values of respect, integrity and a job well done<br></li><li>Firm recognized as one of Canada's Best Managed Companies<br></li></ul>
